What drives cost
Six variables that move the number.
Plumbing relocation
Moving a toilet, tub, or shower drain cuts into the subfloor and adds 1–3 days of rough-in labor, plus new waste and supply lines.
Tile choice
Herringbone marble takes twice as long to install as straight-lay 12x24 porcelain. Large-format (24x48) also slower. Labor is the multiplier.
Waterproofing method
Schluter Kerdi-Board costs more than Redgard but lasts 40+ years. We use Schluter every time — it's included.
Fixture tier
Moen vs Kohler vs Grohe vs Dornbracht can swing the budget $1,500–$6,000. Your choice, no markup.
Structural surprises
Rotted studs, failed subfloor, knob-and-tube wiring, cast iron waste line cracks — we call these out in writing before any extra bill.
Permit and inspection
Nassau and Suffolk permit fees are included in our quote. Village permits (Garden City, Great Neck, etc.) may add cost.

What you see on our site are honest ranges based on 640+ Long Island bathrooms we've finished.
Everything. Demo, disposal, framing, rough-in plumbing and electrical, all materials by brand and SKU, all labor, Schluter waterproofing system, tile install, fixtures, vanity, toilet, trim, paint, permit fees, inspection coordination, and final punch. The only line items not included are things we couldn't see (rotted studs, knob-and-tube electrical, cast iron waste line failures) — and those are called out in writing before any surprise bill shows up.

Permit fees are included in our quote. Nassau County fees run $250–$650 depending on scope. Suffolk County fees run $300–$750. Village permits (Garden City, Great Neck, Rockville Centre, etc.) may add an additional $150–$400. All bundled, no hidden line items.
Because we don't skip the waterproofing system. Schluter Kerdi-Board or Kerdi-Fabric adds about $1,200–$2,000 of material + labor compared to Redgard paint-on systems. That's the difference between a shower that leaks in 18 months and one that survives 40 years. You get what you pay for in wet-area construction.
Biggest cost drivers: (1) relocating plumbing — moving a toilet to a new wall means cutting the subfloor and re-running waste lines. (2) large-format or marble tile — installation labor is 2x vinyl or ceramic. (3) freestanding tubs — need rough-in relocation. (4) heated floor — adds materials + electrical. (5) frameless glass — custom measured after tile is in. (6) door widening for ADA — structural work, may need an engineer.
We discourage it, but it's your call. Homeowner-supplied materials don't carry our warranty. If a vanity arrives damaged, or a faucet doesn't fit, you eat the delay and the restock. We buy trade-direct from plumbing supply houses (often at lower net than big-box retail), so you rarely save much anyway. The risk isn't worth it.
We require a 10% deposit at contract signing to schedule. Then 25% at demo start, 25% at rough-in inspection pass, 25% at tile complete, 15% at final punch. We're a licensed Nassau and Suffolk HIC — we can't legally collect more than a 1/3 deposit up front in New York State even if we wanted to.
